How much does termite treatment cost?
Pricing varies based on property size, foundation type (raised vs. slab), the type of termites, and the treatment method—soil treatments, localized treatments, or full fumigation. We're happy to discuss general ranges over the phone before your inspection, and afterward you'll have concrete numbers—every item is itemized on your report so you see exactly what you're paying for.
Do I have to fumigate for drywood termites?
We're legally required to recommend fumigation as the primary treatment for drywood termites. However, if the infestation is localized to a specific area, we can offer localized treatment as an alternative. It's less expensive and you don't have to vacate. We'll be upfront about whether localized treatment is viable for your situation.
What's the difference between Section I and Section II?
Section I covers active termite infestations or wood damage that needs treatment now. Section II covers conditions that could lead to future problems—like earth-to-wood contact or debris in crawl spaces. For real estate, Section I is typically required. Many homeowners choose to address termites first and handle dryrot repairs separately based on budget.
Where do you typically find termite problems?
Garages are our most common problem area—doors, jambs, trim, and fascia. After that: crawl spaces and subareas, rafters and roof overhangs, exterior trim, and subfloors near bathrooms. We check all of these during every inspection.
Is the termite inspection really free?
Our limited inspection is free and covers areas of concern plus common problem spots. For real estate transactions or a complete evaluation, we provide full WDO inspections ($145) meeting California Structural Pest Control Board standards. Customers on recurring pest control plans get a full WDO inspection free every two years—a $145 value.
What are the signs of a termite infestation?
Key warning signs include mud tubes on your foundation, hollow-sounding wood when tapped, buckling floors, bubbling paint, and piles of discarded wings near doors or windows. If you notice any of these, contact us for a free inspection—catching termites early saves significant repair costs.
Do I have to do everything on the report?
If you're a homeowner not in a real estate transaction, no. Full inspection reports are detailed, and the total can cause sticker shock. You're able to pick and choose what you want done—we'll help you prioritize what's most crucial for your home's health so you can address the important items first and plan for the rest over time.
What's required to get a clearance for a real estate transaction?
California law requires only Section 1 items (active infestations and damage) be completed to issue a WDO clearance certification. Section 2 items (conditions that could lead to future problems) are not required for clearance. However, FHA and VA loans typically require all WDO-related work be completed before funding. Your lender's requirements may vary, and how costs are split between buyer and seller is negotiable.
Do you handle VA loans and refinances?
Yes. VA loans and refinances require a federal NPMA-33 form in addition to California's standard WDO report. The key difference is the NPMA-33 covers wood-destroying insects only, while California's form also includes fungus and dryrot. We provide both forms and can walk you through what your lender needs.
